Gene Editing

This is a new book that I am reading; it discusses the amazing break thru that has occurred in the last 5 years for gene editing (not GMO).  This development is as momentous as the invention of the internet, computers, tv, phones, automobile, guns, electricity, indoor plumbing, etc. The cost effectiveness of it (costs reduced from hundreds of thousands to less than a hundred dollars), and the expediency of developing gene editing solutions (from years to less than a week), will impact food production, animal welfare, eradication of many diseases, longevity of life…both plant and animal, eradication of extinction and promotion of extinction.  It is entangled with as many ethical and moral questions as we faced with the development, implementation, and control over technology, of the atomic bomb. It has phenomenal potential for good; and unfortunate sinister applications.

Yes, the first 4 chapters are difficult to read; but a good general understanding of the implications of gene editing can be gained by just reading chapter 5.  Chapter 5 will probably hook you, and you will read the rest of the book.  The good and bad news of gene editing is that the cat is out of the bag…….now what?

Fogged windows and broken window frames

I just had a home listing that utilized my contractor experience and contacts to get some repairs done for free.  The home had two fogged windows that needed to get replaced; which under most warranties would be covered only for the original owner.

Another problem was that the windows did not have any indication of who manufactured the window.  Additionally, their has been a lot of window manufacture consolidations that occurred through the recession, so the warranty could be null…especially if the consolidation occurred due to bankruptcy.

The home owner was the original owner; thus the first criteria was met.  The owners thought that the windows were Anderson…but in fact after talking to Anderson we found out that they were Alpine….which had filed bankruptcy.  Alpine windows had been bought by Associated Materials.   I contacted Associated Materials and filed a claim, with photos and proof of ownership, on their website.  They responded quickly and courteously; and sent out an inspector.  The inspector agreed that two windows were fogged, and that the warranty covered it. We also then walked through the home looking at other windows and identified two broken window frames that might be covered.  After some discussion with the inspector, I was able to convince him that these frames were a manufacture defect, and he agreed that they would be covered by the warranty.

Though the project required quite a bit of sleuthing, and required a few home visits and some prodding, the job did get done perfectly, professionally, and with out any cash outlay for my clients.    I am impressed with how well Associated Materials stood behind the warranty given by Alpine Windows!

— U P D A T E —

I have another client with the same issue; but this time the windows were manufactured by Insulate.  Insulate was purchased by PlyGem and so I tracked down the warranty department, submitted the necessary documentation, and once again the windows were covered by the warranty and are in the process of being replaced.  This client had 8 windows that had seals failed and one was a 5 foot by 5 foot picture window!  I am very pleased with how efficiently and timely PlyGem stepped up and honored the warranty.

American Red Cross

THIS CHAIR WOULD LIKE TO SEE YOU….. TOO !

 

Last week I did something that I have not done since high school; I donated blood.  It wasn’t just a spur of the moment decision; I have a friend that receives transfusions, almost weekly, while he awaits a transplant.

The donor experience was not the same as my high school days where a couple buddies and I gave blood…one fainting as he started to leave the mobile blood center.  Today there is more time spent screening the donor, thus it’s strongly suggested to set up an appointment to maximize the efficiency of your donation.  You can set up an appointment over the internet by downloading the Red Cross app.

The screening was mostly done at a computer console, along with some individual questions asked by the nurse.  The computer questions were eye opening….I have rarely been asked such personal questions and it brought to mind the seriousness of donating blood.  And, the importance of keeping your blood clean, away from sexually transmitted diseases, antibiotics, drugs, and other precautions noted in the questions.

There’s not just one option for donating either! Imaging my shock walking into a blood center and being asked “What do I want to donate?” I gave the receptionist a confused, blank, dopey smile and said “huh?”.  I chose just straight blood, and then received more information from the nurse as she drew my blood about the other possibilities; and the pro’s and cons of each.   A donor can donate:

  • Whole Blood
  • Red Blood Cells (plasma and platelets returned to donor)
  • Platelets

 

From start to finish, it took me about 25 minutes to donate blood.  It would have been much faster had I done the screening and set an appointment through the Red Cross App.  The App will set up an appointment, suggest future appointment dates, track the number of donations, show you where your blood was used, and give a lot of other important and interesting information.

 

— UPDATE —

My good friend, and client, passed away while waiting for a liver transplant.  Very sad.  Only 10% of the demand for liver transplants is being met at this time.  Donating blood is one way to help, being a Organ donor is another.  I’ve made my second donation, and I will continue to donate blood in his honor.  The American Red Cross has a state of the art donor center in the Northwest Corner of the Vancouver Mall 5109 NE 82nd Ave, Vancouver, WA 98662.  Here’s a map: Click Here

Interest rates rose, Feb 2, 2018

 

I just received the latest update and interest rates are rising; currently rates are around 4.625% on a 30 year fixed rate loan!  Rates have increased because the 10 year treasury note jumped 4 basis points (.4%).   The jump is attributed to increased jobs growth and increasing wages.  Here is a link to an article for more information:

Don’t Hire Me As Your Realtor…unless you want to hear about Radon

Radon is the 2nd leading cause of lung cancer…but possibly the first!  Cigarette smoking is first; but there have not been any studies showing if Radon gas exposure, along with people who smoke, has increased the number of lung cancer patients.

Radon is a natural, odorless, invisible, gas that radiates from the Earth’s soil.  Here is a link to a Radon Map. Radon gas typically radiates up from the earth, dilutes into the air, and is harmless; but when it enters into the crawlspace, and then into a home, the structure of the home contains the Radon (especially with the tightly built homes of today), and the Radon gas collects into higher unsafe concentrations…to the point of causing lung cancer without any warning signs.

A radon test is a easy and inexpensive procedure that should be done with each home purchase, the cost is about $125.  This test should be done each time the home is sold, or every 4-5 years, because the path that Radon chooses to escape from the earth CAN change over time.  Radon mitigation, if there is an issue, will cost about $1500-$2500 to repair.  New homes being constructed today, in Clark County, are required to install a passive radon ventilation system; which will typically eliminate any need for further mitigation; but test anyways!

State of the State

STATE OF THE STATE

JANUARY 2018

 

Last week I was fortunate to be able to attend a “State of the State” conference with 2 very prominent speakers:  Steve Lerch, Executive Director for the Washington Economic and Revenue Forecast Council (He’s the guy that puts the forecasting budget together for Washington) and Scott Bailey, a S.W. Washington economist for the Employment Security Department.  It looks like 2018 has a good outlook; with some unknowns.

 

Economic growth in Washington is outpacing the national average, and should continue to perform in the same manor.  The upside is:

  • Leading Economic Index continues to climb
  • Optimism is up
  • Job growth is up
  • Employment growth is up, retail trade has exploded with Amazon while Aerospace has declined.
  • Unemployment down around 4%
  • Retail sales are up
  • Truck Freight to businesses is up
  • Household net worth is up 75%

 

The unknowns that could affect the economy:

  • North Korea, Russia, and the Middle East
  • Wage growth has been stagnant
  • Labor productivity is stagnant
  • International trade and fiscal policy uncertainty

How’s the Market?

What’s the market like?  It really depends what price range you are looking in; for instance there is a 8 month supply of homes in the $750,000-1,000,000 price range and 1.3 month supply of homes in the under $350,000 price range…depending upon which area you are looking in the Clark County WA. area.  On a national level, Matthew Gardner, an economist is expecting existing homes sales for 2018 to increase by 3.7% with a price increase of 4.4%; but that should not lead you to believe that the market for your home will follow this trend.  It is best to do a thorough market analysis to see what homes similar to yours have been selling for and what is currently on the  market, then set your expectations accordingly.  The RMLS has significant historical and other information about each sale that most likely is not available on Zillow or Redfin, and can assist you in getting the correct price of your home.  Such things as total time on market, seller concessions, pricing history, etc.
